Morocco

 Overview

Morocco is a relatively untouched up and coming investment location with steady capital appreciation and a growing tourism market.  There are direct flights from most UK airports and English is widely spoken.  Morocco has an excellent climate with temperatures from 22-35 degrees Celsius and 320 days of sunshine per annum.  It has an excellent night life and stunning sandy beaches.

Investor Statistics

Capital growth in Morocco is around 15% and tourism is increasing by around 25% per annum.  The worlds largest developer is currently building in Morocco signalling a possible "new Dubai". Rental yields are around 10-15% per annum.

Taxation

Alexander Richards would always recommend that you consult a tax specialist regarding your personal circumstances.  Capital gains tax is set at 20%, however if the property has been in your possession more than 8 years, capital gains tax is not payable.  Rental income is taxed, however there are dual-taxation agreements in place with the UK. 

Financing

Mortgages are available and typical rates are 6%.  You can borrow up to 70% of the value of the property on up to 20 years mortgage.   Always consult a financial advisor for advice.
